Netanya is long and thin: a strip of city along a cliff above the sea, stretching from Haredi Kiryat Sanz in the north to the new towers of Ir Yamim and the villas of Ramat Poleg in the south. Where you stay changes the holiday more than which apartment you pick. Here is the honest comparison we give guests who ask “where should we stay?”

Which area of Netanya should you stay in?

Stay in the city centre around Kikar HaAtzmaut if it is your first visit or you have no car: everything is on foot. Choose the Nitza Boulevard seafront for sea views and a quieter evening, Kiryat Sanz if you are Haredi or visiting Laniado Hospital, and Ir Yamim, Poleg or Ramat Poleg in the south if you arrive by car and want space, parking and nature.

Is the city centre around Kikar HaAtzmaut a good place to stay?

It is the best base in Netanya for a first visit and for anyone without a car. Kikar HaAtzmaut — Independence Square, which everyone simply calls “the Kikar” — is a pedestrian square with a fountain and cafés at the top of the promenade, with the stairs and the glass lift down to Herzl and Sironit beaches. Herzl Street runs inland with shops, bakeries and the city market.

Stay here and you need no car: the beach is minutes away, supermarkets are on the corner, and the densest choice of synagogues in the city is within a short walk, which is why observant families book the centre first. The trade-off is noise on summer evenings and on Friday afternoon, when the square fills. Choose a street just off the square or an upper floor if you are light sleepers.

What is Nitza Boulevard and the Netanya seafront like?

Nitza Boulevard is the cliff-top seafront street running north of Kikar HaAtzmaut, lined with hotels, holiday residences and the apartments French-speaking families have owned for decades — you will hear as much French as Hebrew on the promenade here. It is the address for a sea view and a quieter evening, still within walking distance of the centre's synagogues and restaurants.

Beach access is down the cliff: stairs and ramps along the promenade, or the glass lift to Sironit near Kikar HaAtzmaut. The stretch of seafront closest to the square combines both — sea at the window, Kikar HaAtzmaut on foot. Our Seafront Panorama apartment is on the beachfront near the square, with the supervised-beach entrance at the foot of the building.

Should you stay in Kiryat Sanz?

Only if the community or the hospital is your reason for coming. Kiryat Sanz, the northern neighbourhood founded by the Sanz-Klausenburg Rebbe, is Haredi, quiet and self-contained: mehadrin shops, many synagogues, Laniado Hospital at its centre and a separate-bathing beach below the cliff. Shabbat here is total — shops shut, streets still.

It is the right choice for Haredi families and for anyone whose reason to be in Netanya is Laniado Hospital. It is not the place for a beach-and-cafés holiday, and it is a real walk from Kikar HaAtzmaut. None of our apartments is in Kiryat Sanz — our Laniado guide gives the honest distances instead of a marketing claim.

Is the south of Netanya — Ir Yamim, Poleg, Ramat Poleg — worth it?

Yes, if you arrive by car. The south is the new city: Ir Yamim's towers beside the sea with a mall, cafés and wide streets; Poleg with its surfers' beach, the stream and the nature reserve; and Ramat Poleg, a low-rise residential neighbourhood behind them that is very quiet at night. Between Ir Yamim and the reserve lies the Winter Pond, a seasonal pond and park.

This is where you stay for a modern building with parking, nature on the doorstep and space on the beach. There are synagogues here too, but fewer within two minutes of any given building, so observant guests should check the specific address before booking. Without a car the south is workable but slower than the centre.

Where exactly are your four Netanya apartments?

Three of the four are in central Netanya around Kikar HaAtzmaut and one is in the south. The Ussishkin Rooftop is on Ussishkin Street, two minutes from the square and the beach; Seafront Panorama is on the beachfront near the square; the Sunset Jacuzzi Residence is in a new building in central Netanya near Kikar HaAtzmaut; and Park & Sea Tower is in the south near the Winter Pond reserve.

  • The Ussishkin Rooftop — city centre, Ussishkin Street, about two minutes on foot from Kikar HaAtzmaut and the beach; self check-in by lockbox; sleeps up to six.
  • The Sunset Jacuzzi Residence — a new building in central Netanya near Kikar HaAtzmaut; three bedrooms, two bathrooms and a private balcony jacuzzi; sleeps up to nine.

Questions about where to stay in Netanya

What is the best area to stay in Netanya for a first visit?

The city centre around Kikar HaAtzmaut. Everything is on foot — Herzl and Sironit beaches below the promenade, the glass lift down to the sand, cafés, supermarkets and the city's largest choice of synagogues and kosher restaurants — so you do not need a car. Pick a street just off the square for quieter nights.

Which Netanya neighbourhood is best for families with children?

The centre for families without a car: Sironit's calm water and its lift, promenade playgrounds and ice cream within minutes. The south — Ir Yamim and the Winter Pond area — for families with a car: new buildings with parking, playgrounds, the Winter Pond and Poleg reserves and a wide beach. Our Park & Sea Tower, with a playground beside the building, is in the south.

Where should observant guests stay in Netanya for Shabbat?

The city centre around Kikar HaAtzmaut has the most synagogues within a few minutes' walk and kosher shops and restaurants on every street; the Nitza Boulevard seafront offers the same within reach of the sea and a French-speaking community. Kiryat Sanz in the north is the choice for Haredi families and for visitors to Laniado Hospital.

Which part of Netanya is the quietest?

Ramat Poleg and the residential streets of the south are the quietest at night — low-rise, away from the square, and close to the Poleg reserve. Kiryat Sanz in the north is quiet in a different way: a residential Haredi neighbourhood where Shabbat is complete. The city centre around Kikar HaAtzmaut is the liveliest, especially on summer evenings.

Do you need a car in Netanya?

Not in the centre or on the Nitza seafront: the beach, shops, restaurants and synagogues are all on foot, and trains to Tel Aviv leave from Netanya station. In Ir Yamim, Poleg and Ramat Poleg a car is useful, and buildings there usually have parking. Buses and trains do not run on Shabbat; taxis do.
