Booking terms

Plain-language booking terms for direct stays at Netanya Apartments: how a request becomes a confirmed booking, prices in shekels, check-in and check-out, house rules, damage and liability.

These terms apply to every stay booked directly — through this website, or by WhatsApp, phone or email with Liad Ohayon (“we”, “us”). They are written in plain language on purpose. If anything here is unclear, ask before you pay. Confirming a booking means you have read and accepted these terms, the cancellation policy and the house rules of the apartment.

1. How a booking is made

  1. You send a booking request: the apartment, your dates, the number of guests and how to reach you. A request is not a booking, and nothing is charged.
  2. We check availability and confirm the total price in writing, on WhatsApp or by email.
  3. We send you a secure payment link. The booking is confirmed only once the payment has reached us and you hold a written confirmation from us.
  4. Until that happens the dates stay open, and someone else may book them.

2. Prices and payment

  • All prices are in Israeli new shekels (ILS / ₪). An amount shown in any other currency is an estimate only.
  • The price on an apartment page is a starting price per night. The exact total for your dates is shown before you send a request, and confirmed in writing before you pay.
  • A cleaning fee is charged once per stay. It is already inside the total we quote you.
  • Some dates carry a minimum number of nights. The calendar tells you before you send the request.
  • Payment goes through the link we send you. We never ask for card details on WhatsApp or by email — a message that does is not from us.
  • Where a security deposit applies to an apartment or to particular dates, we tell you before you pay. It is returned after check-out, once the apartment has been checked.

3. Guests

  • Each apartment has a maximum number of guests, shown on its page. That number includes children and babies.
  • Only the guests named in the booking may sleep in the apartment. Extra guests or visitors need our agreement in advance.
  • The person who books must be at least 18 years old and is responsible for everyone in the group.
  • We may ask for a copy of the lead guest’s ID or passport before or at check-in, as is usual for short-term rentals in Israel.

4. Check-in and check-out

  • Check-in is from 15:00 and check-out is by 11:00, unless we have agreed otherwise in writing.
  • Arriving earlier or leaving later is often possible when the calendar allows. Ask us — when we can do it, it costs nothing.
  • Arriving on a Friday or before a holiday: tell us your arrival time and we will aim to have you settled well before candle-lighting.
  • The exact address, arrival instructions and the keys or lockbox code are sent before your stay, once the booking is confirmed.

5. House rules

Every apartment page lists its own house rules. These apply everywhere:

  • No smoking inside the apartment.
  • No parties and no events.
  • Quiet after 23:00, out of respect for the neighbours.
  • Pets only by prior arrangement.
  • Children supervised on balconies, on the rooftop and in the jacuzzi.

A serious or repeated breach of the rules lets us end the stay early, without a refund.

6. Damage and cleaning

  • Treat the apartment the way you treat your own home. Normal wear and tear is on us.
  • You are responsible for damage or loss caused by you or your guests during the stay.
  • Before we charge you for anything, we show you what happened and what the repair costs.
  • If the apartment needs more than the usual cleaning at check-out, we may charge the extra cleaning at cost.
  • If something breaks or stops working, tell us straight away. Most things can be fixed the same day.

7. Cancellation and changes

Our cancellation policy has its own page and forms part of these terms. Changing your dates depends on availability and on the price of the new dates.

8. If we have to cancel

It is rare, but an apartment can become unusable for reasons on our side — a burst pipe, a problem in the building. If that happens we offer you one of our other apartments where we can, or refund everything you paid. Our liability is limited to the amount you paid for the stay.

9. Liability

  • You use the apartment, the building’s facilities (lift, parking, rooftop, jacuzzi, beach gear) and the surrounding area at your own responsibility. Children must be supervised at all times.
  • We are not responsible for the loss or theft of personal belongings, or for interruptions outside our control such as power and water cuts, building works nearby or the weather.
  • We recommend travel insurance that covers cancellation, health and belongings.
  • Nothing in these terms limits rights you have under Israeli consumer law that cannot be limited.

10. Governing law

These terms are governed by the laws of the State of Israel. Any dispute we cannot settle in conversation will be brought before the competent court in Israel.
